Groundbreaking Ceremony Celebrates Start of Cloverleaf Affordable Housing Development in Truro

Amenta Emma team members participated in the groundbreaking ceremony for the Cloverleaf development, held on Friday, April 11, 2025, in Truro, Massachusetts. Working alongside The Community Builders, Inc. (TCB), Community Housing Resource, Inc. (CHR), and the Town of Truro, this milestone marks the beginning of construction for 43 much-needed residential units in the Outer Cape region.

The development at 22 Highland Road transforms a previously unused 4-acre parcel that was formerly part of the State Highway road-layout into a thoughtfully designed mixed-income community. Cloverleaf will provide 39 income-restricted and 4 market-rate homes for year-round residents, including local workforce and families with ties to the community.

“This groundbreaking represents the culmination of nearly ten years of persistence and collaboration,” said Susan Areson, Truro Select Board Chair. “It’s a promising step forward as our entire region struggles to provide safe and attainable housing for workers at all income levels and seniors who want to downsize.”

The development demonstrates exceptional environmental leadership through its comprehensive sustainability strategy. Cloverleaf will feature Passive House certification for the central multi-family building, Enterprise Green Communities building envelopes, highly efficient electric heat pumps, and energy recovery ventilation. As an all-electric development, it will harness rooftop solar arrays to generate approximately 75% of its energy needs without reliance on fossil fuels.

The project includes a mix of one-, two-, and three-bedroom apartments across ten buildings, along with amenities such as a community room, management office, common laundry facility, EV charging stations, and a state-of-the-art sewage treatment facility.
