Bushnell South

Bushnell South is conceived as a catalyst for neighborhood revitalization, thoughtfully weaving together the existing urban fabric, historic and cultural landmarks, and surrounding residential streets into a cohesive, vibrant district. The design intentionally emphasizes meaningful connections to the surrounding community, positioning retail along Capitol Avenue to complement cultural institutions and situating smaller-scale ownership and affordable units adjacent to the current residential fabric, creating a balanced transition and fostering long-term community stability. A porous, inviting ground plane encourages pedestrian movement, promoting daily interaction and engagement throughout the site. Promenades, pocket parks, and flexible open spaces seamlessly knit together the building program, generating a lively civic realm that connects neighborhoods while supporting diverse activities and gatherings.

Anchored by a mass timber mid-rise tower, the project demonstrates material innovation, structural efficiency, and a commitment to sustainable construction, while surrounding lower-scale buildings respond to the character and scale of the existing residential context. Passive solar strategies and opportunities for on-site renewable energy generation were explored to enhance environmental performance. By combining thoughtful site integration, a pedestrian-focused ground plane, innovative material use, and a varied housing program, Bushnell South exemplifies a socially responsible, context-driven approach to urban development.

Through a collaborative and iterative design process, the team explored how architecture can act as a positive catalyst for neighborhood transformation. By emphasizing permeability, social engagement, and material innovation, Bushnell South demonstrates how a single development can foster connectivity, belonging, and vitality while setting a precedent for responsible, inclusive urban design that inspires residents and visitors alike.
