New Canaan, Connecticut, an affluent community known for its modern architectural heritage, faced the challenge of replacing an outdated 60-unit affordable housing complex that had become functionally obsolete. The original two-story townhomes no longer served the needs of the resident community, particularly senior residents on fixed incomes, while the town sought to expand its affordable housing options.

Amenta Emma developed a strategic site plan that became the cornerstone of the project’s success. The team first constructed Phase 1 while residents remained in their existing apartments. Once complete, residents moved into the new building, allowing for the demolition of the original structures and construction of Phase 2. This carefully orchestrated sequence eliminated the need for temporary relocations, preserving community continuity while significantly reducing project costs. The resulting $35 million, 130,000-square-foot transformation features two L-shaped, four-story buildings thoughtfully arranged to create a welcoming central green space. The development provides 100 units total – 60 replacement units plus 40 new apartments available to those earning 60-80% of the state median income.

The completed development demonstrates what affordable housing can be, seamlessly integrating into New Canaan’s prestigious character through sophisticated design. Alcoves, varied textures, and thoughtful details break up the building masses, while the contemporary aesthetic acknowledges the town’s modern architectural heritage. Spacious units feature 9-foot ceilings, large windows, kitchen islands with quartz countertops, and private balconies. Floor-by-floor color schemes aid in wayfinding, while elevators ensure accessibility for all residents. The project creates a vibrant community with shared outdoor amenities including sports courts, gardens, and a sledding hill. Sustainability certifications including Energy Star v3.1, Indoor airPLUS, and NGBS Silver + Wellness ensure long-term value for residents and the broader community.

Looking at this amazing property, nobody would believe that it is Section 8 and affordable housing. It is a beautiful complex with outstanding landscaping including a generous playground, basketball court and community garden. We have provided homes for 100 families. I am especially pleased that the residents, especially the children will be proud to bring guests to their new, bright and welcoming homes.
