A once-thriving retail center had fallen into decline, with a concerning 60% vacancy rate that signaled the need for immediate intervention. The aging facade and outdated design failed to attract quality tenants and shoppers, limiting the property’s potential as a viable retail destination and diminishing its value as a commercial asset.

The property owner partnered with Edens and Amenta Emma Architects to execute a comprehensive repositioning strategy. The transformation centered on modernizing the center’s appearance through contemporary facade treatments that would appeal to upscale retailers and create a more engaging shopping environment. Amenta Emma provided detailed facade design services, construction documentation, and careful oversight during construction to ensure the vision was executed to the highest standards.

The repositioning proved transformative, successfully attracting premium national retailers and popular dining establishments including Nordstrom Rack, DSW, Burtons Grill, Five Guys Burgers and Fries, and The Chateau. The modernized facade design not only revitalized the center’s appearance but also catalyzed its commercial success, resulting in full occupancy. This dramatic turnaround demonstrated how thoughtful architectural intervention can breathe new life into underperforming retail assets and create sustained value for both owners and the surrounding community.
