Woburn Village, an exciting adaptive reuse of an aging retail mall in Woburn, a suburb of Boston, soon will anchor a hip, modern and convenient community where residents can live, work and play in a walkable environment. The property is being developed by EDENS, which saw unrealized opportunity in the mall’s prime location, and its inclusion in the City and Region’s Plan for redevelopment. The overall project will include more than 400 units of rental housing, and more than 175,000 sf of new retail space. The retail space in Woburn Village will be a combination of national soft goods retailers, including the relocation of existing TJMAXX and DSW stores. New retail will include several entertainment and lifestyle retail shops. An existing full-service supermarket will remain in place to service the community, and residents will have access to mass transit.
Woburn officials are working with the Metropolitan Area Planning Council to make this project an “equitable transit-oriented development,” or eTOD, which ensures that new opportunities in the area benefit a variety of users. The project also will utilize Chapter 40R of Massachusetts statutes, which is designed to facilitate affordable housing, while allowing greater flexibility in land use and density guidelines. Amenta Emma is part of the overall planning and design team and is responsible for the design of all retail buildings. Occupancy began in November 2019.
